Site:
„Herdade Boa Vista” is located on the South side of the Serra de Melides with a fantastic 180° wide view over the original and typical landscape of the Alentejo. On a clear day one can see as far South as the hills of Cercal.

Topography/Vegetation:
The gentle, hilly landscape is a wonderful characteristic of Herdade Boa Vista as is the sparse cork oak and pine grove. In the South of the property there are two small streams that carry water all year round.

Situation/View:
„Boa Vista” means "good view" in Portuguese. The name really says it all. The panoramic view to the South extends over an area that is undeveloped, original and wild. There is no nature treated and shaped by farming and landscape greened by fertilizer. The surrounding landscape with protected cork trees almost feels like a national park. The plot is ideal for someone who wants to live alone and undisturbed in an open beautiful countryside with a wonderful climate.

Buildability:
There is a ruined house on the property, which forms the legal basis for obtaining a building permit for a house. It is allowed to build a house or a holiday home up to 500m2. It also means that you do not have to register as a farmer in Portugal, nor do you have to file a tax return as a farmer. In addition, you can build farm buildings/agricultural support buildings up to total 5’495 m2, a rural hotel up to 6’000 m2 or rural tourism as country houses or agro-tourism of up to a total of 4’000 m2. The maximum sealed area for tourism is 10’990 m2.
On the whole property there is great flexibility in the choice of building sites.
Due to the hilly topography, it can be built in different locations: exposed on top of the hills or nestled between the hills.

Accessibility:
Due to the proximity to a village, the accessibility is very good. From an asphalt road the plot is accessible via two short unpaved roads (250m and 500m), which can be driven by normal cars (no 4x4 required). Electricity from the public grid is already available on the property. A borehole is recommended to be drilled for water. A PIP (approved previous information request at the responsible authorities) from 2023 is available.

Potential:
„Herdade Boa Vista” is a large plot with lots of privacy and yet very close to a village. Large lots are extremely rare in this area, especially on the hilltops with incredible views.
This rare combination, size and central location opens up many possibilities:

Lots of privacy
Great views
Calm/quiet, nature
Living like in a national park/nature park
Living with animals/horses
Housing with hotel/tourism project
Space for tennis court, swimming pool, garage, barn etc
